Caldeira to let 50,000 sq ft of space at Knowsley Industrial Park

Knowsley-based cushion manufacturer Caldeira is bringing around 50,000 sq ft of industrial space to market at its new headquarters on Knowsley Industrial Park.

The company acquired the Lees Road site a year ago and has since renovated the 85,000 sq ft building, including new roofing, flooring, LED lighting and internal and external paintwork. Caldeira, which moved in in May, will continue to occupy part of the building and be the main operator on the site. It has appointed B8 Real Estate as lettings agent for the remainder of the space.

The building, which was previously occupied by Potterton Boilers, has its own dedicated substation with a considerable gas and electricity supply available. Caldeira has invested in a large solar power array on the new roofing, which will have the capacity to generate half a megawatt (500KW) of renewable solar energy by spring 2023. Discussions are taking place to increase this to a megawatt (1MW) if feasible, giving potential tenants access to a very large renewable electricity supply.

In partnership with Liverpool-based digital connectivity specialist Baltic Broadband, Caldeira has also created a new digital hub on site, enabling internet speeds of up to 40Gbps (40,000Mbps) to be hard wired into the new units.

The site can be split into various configurations, with each unit having its own dedicated yard and car parking spaces, giving exclusive access and extra security for individual tenants.  The two main options are for either one large operator with the need for the 50,000 sq ft of space and a large power supply, or a series of smaller operators taking smaller units. Other flexible options are also available. The space will be available to let from Spring 2023.

Knowsley Industrial Estate is one of the largest employment areas in the UK comprising over 1,200 acres and home to around 1,000 companies. The new development will bring much-needed additional industrial space to the estate, which has recently seen significant investment from the likes of Amazon and Liverpool Football Club.
