Hat trick of tenants for Mersey Reach Phase 2

Aintree’s award-winning Mersey Reach industrial estate has signed a hat trick of new tenants for Phase 2 of the development.

Mersey Care NHS Foundation Trust has leased a 29,653 sq ft warehouse, which will replace its two existing units in the area and be used for storage of equipment. Meanwhile Polish vehicle components supplier AS-PL has chosen Mersey Reach for its first location in the UK, having taken a 7,724 sq ft unit, while Richard Bright, a Birkenhead business that provides site training for scaffolders, has leased a 7,272 sq ft unit.

B8 Real Estate and JLL acted as joint agents on behalf of the landlord, Northwood Urban Logistics. The latest arrivals – which have all signed a ten-year lease at a rent of £8.50 per sq ft – join the two existing tenants. TF Solutions, an air conditioning provider and subsidiary of Travis Perkins, and security products distributor Fortus UK both signed up late last year and now operate trade counters from the site.

Mersey Reach is located on Dunnings Bridge Road, one of the busiest arterial roads into Liverpool with 40,000 passing vehicles each day, and offers easy access to the M57 and M58 at Switch Island. The scheme was developed by Chancerygate and subsequently sold to Northwood Urban Logistics.

Phase 1 tenants include Selco Builders Warehouse, Hardy, Happy Drinks, CNC Robotics, Euro Garages and Starbucks. Phase 2 – which comprises 102,500 sq ft of space in 12 units – was completed in summer 2022. Following the latest lettings, it is now 60% occupied.

Units benefit from an EPC rating of B, natural lighting and insulated cladding, while the site also offers electric vehicle (EV) charging points and secure cycle parking.

Thomas Marriott, from the agency team at B8 Real Estate, said: ”We continue to see strong levels of occupier demand in and around Liverpool for multi-let industrial estate accommodation, especially for new developments which offer high levels of energy efficiency and enable tenants to minimise running costs. Mersey Reach Phase 2 is helping to plug the gap in the market for high-quality industrial space in this part of Merseyside.”

Mersey Reach was developed with support from Sefton Council’s business growth team, InvestSefton, and is expected to create up to 350 jobs when complete.
