Further Speculative Development commencing at Frontier Park, Blackburn following significant lettings

Monte Blackburn, the property & development business of EG Group owners, Mohsin & Zuber Issa, has recently announced plans for a second phase of speculative development at their flagship warehouse scheme Frontier Park Blackburn, located adjacent to Junction 6 of the M65.

This latest phase of development, totalling almost 300,000 sq ft has been designed to provide units of between 50,000 and 150,000 sq ft along with a phase of smaller starter units between 3,000 and 5,000 sq ft.  The reserved matters application is pending determination and works are scheduled to start on 1 March 2020.  Completion is expected for Q4 this year.

The design and specification of these new units has been heavily influenced by the success of the first phase of speculative development which has seen the following recent lettings: –

  • 185,000 sq ft let to MDA, part of Stacci Group
  • 30,000 sq ft let to Modular Group
  • 77,150 sq ft let to Royal Sanders
  • 61,330 sq ft let to Tek-Dry Systems
  • 30,000 sq ft under offer

This leaves only 20,000 sq ft of the first phase remaining available.

A further plot on Frontier Park is the subject of Design & Build discussions with a number of high profile occupiers for a new development comprising 250,000 sq ft of bespoke warehouse.

The EG Group showcase forecourt facility and restaurant cluster, comprising Spar, Subway, Greggs, Starbucks & KFC is trading well and is no doubt a key attention of Frontier Park to potential occupiers.  The 150 bedroom Hampton By Hilton Hotel will also PC later this year, further adding to the park’s appeal.
