  • Parkside Colliery, closed in the mid 1990s, was recognised as an important strategic site in the North West. It is situated close to J23 on the M6 and has frontage to the motorway. The site has had a chequered planning history, but was finally designated as a strategic rail freight terminal in 2014.
  • The site was owned by Prologis who had inherited it from their acquisition of Parkridge in 2007. The opportunity to acquire the site arose in 2013 when Prologis changed their strategy for the UK to focus development in the south east and south Midlands. B8 Real Estate brokered the acquisition of this site on behalf of Langtree from Prologis. The deal was secured off market.
  • Langtree have formed a JV with St Helens Borough Council and are now working the site through the planning system.
    In due course the site will provide a Logistics Park of over 3.5 million sq ft. B8 are retained as letting agents on the development scheme
